Drafting the Offer

Once you have found the perfect property that you want to make an offer on, our team will begin to draft an offer for you. 


  • You will decide on the terms and conditions of what you want to offer the Seller. Our team will help advise you on a fair price, and guidance on what important terms you should include 
  • Agreement of Purchase and Sale - your official offer to the Seller! 
  • Irrevocable Period - Your offer will only be valid for a period of time stated in the Agreement. If the seller has not accepted your offer within that period, then the agreement is null and void. 
  • Offer Registration - Once you have signed the Agreement of Purchase and Sale, we will register the offer with the Listing Agent to ensure they receive it. 

The Offer Process

The final steps of the offer process include the Offer Presentation & Negotiations. 


  • Offer Presentation- The offer can be presented to the Listing Salesperson either electronically, by email or in person.   
  • Negotiations- Now that the seller has received your offer, they have 3 options: Counter, Accept, or Reject. 
  • Accepted Offer- If your offer has been accepted, the Buyer will provide a deposit to the Listing Brokerage (or as stated in the agreement) and any conditions will need to be met before the agreement is firm


Making an offer on a property is an exciting but crucial (and often stressful) part of the process; a good REALTOR can help reduce the stress by preparing you for potential scenarios ahead of time, helping choose a strategy, guiding you through the process and advising you of your options (and possible outcomes) at each step. It may be the biggest financial step of your life, but remember, we do this every day!
